To be accountable for the safe and compliant delivery of PPM, reactive and minor project works and to take a day-to-day lead on the delivery of the contract.
The company provides reactive Maintenance and PPM to buildings in the Horsham area. The Horsham District Council contract encompasses 156 properties of which 65 are temporary housing. The remaining properties consist of offices, commercial buildings, libraries, museums, parks, car parks, public toilets etc.
KEY RESPONSIBILITIES
Ensure that planned and reactive maintenance is carried out to all building plant, equipment, and systems in line with SFG20, agreed contractual requirements and service level agreements.
Provide technical advice to trades, Helpdesk and client as required
Manage PPM with the Resource Controller to ensure this is effectively forward planned, ensuring resource in place, task sheets followed, service sheets populated and all remedials identified rectified and carried out according to the contract.
Manage Reactive WIP with the Resource controller including supporting sourcing required resource, programming, and scoping work to meet service level agreement and ensuring FES and the Resource Controller are kept updated.
Take the lead & build the relationships with the clients by liaising with them to keep them up to date with the overall delivery of the works and how these are progressing.
Always understand and enforce a positive health and safety culture through training, audits, and site visits. Including taking a lead on compliance and safety audits
Issue and ensure appropriate controls within the Permit to Work systems.
Ensure that all subcontractors are appropriately supervised, and comply with contractual commitments, and site operating processes and working to their RAMS.
Line management of trades & working supervisors and take the lead on recruitment, induction, and development
Ensure there is the right number and skillset available of own trades and subcontractors to deliver the works, including working with the Service Manager to plan for peaks in demand
Support, train and develop the trades and subcontractors in their technical ability, safety, customer service and organisational ability including management of the skills & training matrixes
To ensure trades are always working efficiently and effectively, through managing productivity and resolving issues
Proactively manage subcontractor performance and build partnering relationships with subcontractors to ensure long term effective relationships
Source and induct new subcontractors where required
Source specialist materials / plant /subcontractors for unusual works where Helpdesk/trades/Supervisors unable to source
Be a part of the out of hours Managers rota, providing technical assistance and support for the operatives or the client
QUALIFICATIONS
Technical qualifications in Mechanical or Electrical or Building Fabric Maintenance (Essential)
Degree, Diploma, HNC in a facilities or construction discipline (Desirable)
Membership of relevant professional technical body (Desirable or working towards)
EXPERIENCE
Building maintenance environment (Essential)
Demonstrable experience succeeding in a PPM Supervision or Management role (Essential)
