We are seeking an experienced and highly motivated Contracts Manager to oversee projects within commercial property, specifically focusing on refurbishments, fit-outs, and dilapidations. The Contracts Manager will be responsible for managing the project lifecycle from post-tender stage through to completion, including cost management, scheduling, and client liaison. You will play a critical role in ensuring that projects are delivered on time, within budget, and to the highest standard.
Key Responsibilities
Manage the full lifecycle of commercial refurbishment, fit-out, and dilapidation projects, from post-tender handover to practical completion.
Oversee multiple projects concurrently, ensuring timely progress, adherence to deadlines, and quality standards are maintained.
Liaise with pre-construction and estimating teams to ensure a smooth transition from the tender process into live project delivery.
Review project specifications, tender documents, and contracts to ensure clarity on project deliverables.
Develop and implement project programs, ensuring milestones are achieved in line with the project plan.
Prepare and manage detailed cost plans, including cost analysis and forecasting for labour, materials, and subcontractors.
Monitor project budgets, control expenditures, and manage variations, ensuring that all financial reporting is accurate and timely.
Ensure that all changes to scope are identified, priced, and approved, ensuring full recovery of additional costs.
Act as the primary point of contact for clients, addressing concerns and keeping them informed about project progress.
Build and maintain strong working relationships with stakeholders, including clients, consultants, suppliers, and subcontractors.
Attend regular site meetings to report on project progress, discuss key issues, and manage client expectations.
Manage contracts in line with JCT ensuring all legal requirements are met.
Ensure that contractual obligations are adhered to, including delivery timelines, health and safety requirements, and project quality standards.
Coordinate with project teams, site managers, subcontractors, and suppliers to ensure seamless delivery of each project phase.
Provide leadership and guidance to site teams, ensuring that work is carried out in a safe, productive, and professional manner.
Ensure that all projects adhere to current health and safety regulations and best practices.
Conduct regular site inspections and audits to ensure compliance with safety protocols and address any risks.
Produce regular progress reports for senior management and clients, highlighting risks, opportunities, and project updates.
Maintain accurate project documentation, including contract variations, progress records, and cost management logs.
Skills and Knowledge
Proven experience as a Contracts Manager or similar role in the construction or commercial property sector.
Extensive experience managing commercial refurbishments, fit-outs, and dilapidations.
Strong background in managing projects from post-tender to completion, with a focus on cost management.
Excellent understanding of construction contracts (JCT, etc.).
Strong cost control and financial management skills, including experience with cost planning and project budgeting.
Proficiency in project management software and MS Office (Excel, Word, Project).
Degree or relevant qualification in Construction Management, Quantity Surveying, or a related field (preferred but not essential).
Professional certification (e.g., RICS, CIOB) would be advantageous.
Strong leadership skills with the ability to manage and motivate teams.
Excellent communication and negotiation skills with the ability to liaise with a wide range of stakeholders.
Strong decision-making and problem-solving abilities.
Comprehensive knowledge of health and safety regulations in the construction industry.
SMSTS or equivalent safety management qualification preferred.
Detail-oriented and organized with the ability to handle multiple projects simultaneously.
Proactive, with a hands-on approach to problem-solving and decision-making.
